Rental accommodation has many pitfalls

Today I received an email from the real estate agent handling my rental accommodation
We would like to inform you that following the recent rent review or lease renewal at /S*** A*****, it is now necessary to top up your bond.
As your current held bond amount stands at $1040 an additional payment of $280 is required. The equivalent of 4 x weeks rent is required to be lodged with Bond Admin.
Back in November 2023 I received the same request for that 6 month rent increase, which I paid immediately.
I have the transaction Reference number.
Seems that amount was not credited to the bond amount.
Instead of being required to pay $280, the real amount should be $160.
Let’s see how they handle this.
Will they say the money was not received?
If so, then the agent who received my payment never forwarded it to them.
I can see a battle about to happen.

I hope you have proof what you paid them as they cannot argue with that.

I have proof I paid the collection agency who handles payments.
I do not have proof my payment was passed on to the real estate agent.

Your side of the bargain was completed then, as I understand it. The estate agent should be communicating with the collections agency, not you. Stand firm, Bretrick…you have proof you complied with your responsibilities. What happens after that is outwith your control.

Do you have anyone who can help you - like we have citizens advice, or even an advocacy service - who can speak on your behalf? There is no way you should be liable for their mistakes :frowning: Sometimes communication with an “official” person throws them off. They hope that picking on someone who is upset will get them extra money…

I could look into it. I am very interested to see what their response will be.
Why did they not demand payment back in November if they never received my bond top up?

To me renting is never a good idea, putting hard earned money into someone elses pocket is abhorant

Thank goodness Sue and I saved up enough for a deposit on our first house , Have to say I don’t know how on earth we managed it, even though it was only a small terraced 2 bed house with one reception room kitchen etc.
What I would say it was well worth doing just to get onto the property ladder. back in 1972 it was ÂŁ7,500 whch was a lot of money back then .Laughable now not even the price of a decent car.

I hope you find someone…and I have no idea why this hasn’t been raised earlier. Again, this is their problem, not yours… They might have forgotten about it, and feel embarrassed now, so putting the onus on you? Hopefully they will apologise, clean up their act and you won’t have an issue.

Strangely, I have today received an email stating an inspection of my rental property for a date in December 2023 has been cancelled! I moved out of that house 4 years ago.

Sometimes life just wants to kick us in the guts.

I will contact my bank to see where the money ended up.

That all depends on who the Landlord is. My tenants are always completely satisfied and fully understand the T’s & C’s that come with their fixed term tenancy which can usually be extended with my written agreement.
