Mr Bodget repair

this is how Mr bodget (the previous owner)did it on the cheap.

so next week we are having proper lead flashing instead fitted. This is the porch to the utility room

RS, I watch a lot of youtube “bricky” videos and have to say, the “Pointing” in the first photo looks a bit amateurish.

start of new rear porch roof Mt Bodget F*cked up on the one he built

so far the tiles were laid wrong not staggered as per row. the underfelt was laid incorrectly

ready for tile replacement and lead flashing. 2 layers of damp proof material

Whilst I understand why you decided to replace the porch roof, it will still be missing a cavity tray.
A cavity tray is a damp-proofing component placed above junctions, such as roof abutments, window openings, and horizontal interruptions in the masonry. Its job is to prevent moisture that enters the outer leaf of a cavity wall from affecting the inner leaf. The tray slopes outward and features stop ends and weep holes which ensure water is collected and removed before it causes damage.

Wot you on about?
The contractors I have employed to do the job are a reputable local roofing company so they know what is needed.
This has absolutely nothing to do with cavity walls.

The porch against the outside house wall

another Mr Bodgetr job
That pipe comming out of the wall was not connected to anything… Maybe have been left to meet some previous build regulation. The roofers just pulled it out.

found yet another one. this time the downstairs toilet.
we have been having problems with flushing it so called in a plumber. Loads of issues. First getting to it ( photos below with the top shelf .removed)

with that out of the way reveals HIDDEN stop taps behind enclosed false wall

so now not only replacing the whole unit but also freeing up those hot/cold stop taps. Only hope is the front panel doesn’t have to be removed as well. those stop taps are seized
wh on earth hides water stop taps behind a false wall? Mr Bodget when he converted the room frm a shower area for the old lady who lived heri

Morning RS, can I put my bodge on here, got an electrician last Friday to change two ceiling lights and two wall lights, it took 5 hours because of a previous bodge when the previous owner at some point pre us coming here (1996) fixed the ceiling lights to the ceiling then installed the ceiling roses over, what this amounted to was, with the old lights removed, the base of the new lights sat right inside the rose making installation impossible. The only solution the electrician could offer was to pack out the distance between the fitting and the ceiling with a couple of bits of plastic trunking which now means the lights wont fall down but are sort of floating against the ceiling, visually they look like this.

This just is not good enough so. I measured the base of the fitting and found it to be 100mm so, I bought a 100mm hole cutter and made two of these out of 18mm MDF

These will be screw plugged and no nails into the recess in the ceiling rose the edge being made good and painted along with the rose then the lights rigidly refitted, can’t blame the electrician for this, he spent five hours here at the original quotation price, he must have been well ragged off but didn’t show it.
