AS I have posted elsewhere a photo of our house I thoujght it may be of some interest on what we had to do to bring it up to scratch. I took photos of most of below if anyone wants to see
front door
the previous owner fidded with the yale lock so it didn’t fit into the piller catch side so had to adjust
the front porch the ceiling was plywood and leaking so had roofers in to fix leak and then reboard
.
Inside front door their cat had peed and soaked the carpet so why stop at just replacing the hall carpet so did most of the rooms as well while at it
downstairs cloakroom
the radiator leaked and skirting boards needed replacing also window sill tiles had a damn great footprint on them so replaced
Kitchen
new boiler and cooker the one they left grill not working and oven full of grease so got new with induction hob that meant new pans etc
utility room
power sockets didn’t work someone had removed a fuse in the isolation box alongside instead of getting another. A minor but annoying thing as the washing machin and spin dryer are in there
conservatory
outside sills made of soft wood and rotted through so had eveything replaces in UPVC from the dwarf wall up
on suit
new ceiling with led lighting. old french shower cubicle didn’t work so had complete new one made and fitted which also had to move the plumbing and add a heated towel rail . new wall tiles
Main bathroom
completed replace old everything , retiled walls and replaced old radiator with heated towel rail
bedrooms (4) and lounge
redecorated ,who wants to live looking at a greenish yellow wall in lounge
Roof
taken down 3 tv aerials (please dont ask) and new ridge tiles after storm, facia boards were full of holes so new UPVC and roof gutter.
Garage
doors replaced with electric roller type with remote control on both and alarmed. new lighting and workshop benches repalaces insted of tree trunks spit from top to bottom
Garden
removed old open wood store and replaced with small greenhouse, also ripped of another wood rack store fixed on house side
then generally the windows needed work on most as they work prorely ot the catches needed replacing . removed ivy the had crept up and about to enter loft from outside. cleared up hue pile of grass cuttikng left dumped om flower bed.
Davenorave got a little story about that.
When we bought houses around south of England for sale were rarer than hens teeth, we had booked to view a few before this one and they had sold even before we got to view.
So I spotted this one on the internet and booked to view the next day.
The next day Sue and I rushed about 50/60 miles from where we were staying with Sue’s sister having sold the kennels and turned up at the premises. The house was more than we wanted to pay but nothing came up in our price range. So we viewed but offer not accepted so we paid asking price in cash. We told the agent to take it off the books which he did. there were a couple of others down to view the following weekend and it had only been on the market for a short time and already had people viewing. So we jumped in and bought. The seller asked the next door neighbour if he should sell to someone paying cash and the neighbour told him he should bite their hand off, as the saying goes.
so we got it then the seller tried to delay getting out so we said he had to get out more or less, not our problem if he had nowhere to go we had bought the house and that was that.
Since then the price has gone up by about a third since June 2014 and well out of what we could afford now
Yes posted before on previous forum but which ones
Do you want me to post again. Too many to post all, maybe you were not a member back then so you didn’t see them
That’s a lot you had to do to it, i haven’t seen the other thread, where abouts is it?
Up the road from us there was a old man who lived in a bungalow. He went into a home, eventually passed away and the reletives had to do the bungalow up by replacing everything and the garden had to be cleared and re done. As far as i know it hasn’t been sold yet and it’s been a long time since it was finished.
It is having taken videos and photos reminds of how much has been done since we moved in
old conservatory with rotten outside sills
new under construction UPVC so no chance of rot this time with correct double glasin and a stay clean glass roof , so no loud rain noise any more that we had with the oher “plastic” type
Nice and warm in there this afternoon, fell asleep for over 3 hours after lunch, those settee in there are so comfortable . Ideal addition to the conservatory to complete it
