Are you sure that that second word is correct? Can’t find anything on the internet that uses those letters or by using my crossword solver.
I must admit, that second word has baffled me too.
I’ve been right through the alphabet for the first letter, and nothing’s coming up for any.

Looks okay to me Pyxell. 
If a — equates to a letter shouldn’t there be three ——— in front of Ferability. Seeing as it’s not a word without Pre.?
Well, we don’t yet know if I’m right.
If I am, and the connection is the prefix PRE, then putting an extra three hyphens wouldn’t be right.
However, if I am right, I’m a bit puzzled as to why proper words weren’t chosen
There are loads of proper words that can be changed by having PRE put in front of them, e.g., vent, sent, dominant, cursor, etc. etc., so no real need to have ‘non’-words!
However, I might not be right! Let’s wait and see!
