Pathetic if you ask me.
I have lived here for 11 years, the first 7 years, no inspections and no rent rises.
The owner was a real estate agent with over 120 units.
As long as the bills were paid, he was happy.
Then his wife died, he retired from running the business. He is at least 85 years old.
He appointed a real estate agent to run the business, whilst keeping ownership.
It is the estate agent who has raised rents and introduced inspections.
One time I got an email saying the rent will go up by $50 a week.
Two weeks later another email saying the owner only wishes to raise the rent $20 a week.
The higher the rent, the bigger cut for the estate agent.
Since the estate agent took over, rent has risen 55%.
No good mongrels are what I call them.

Landlords have the right to enter properties in the U.S. but they must give notice, usually 48 hours or more.

Look at it this way, Bretwick, better a quarterly inspection by an agent or owner than a daily one by a wife! :grin:

That is a standard part of the contract between landlords and their agents. When I let houses the agent would inspect every three months I think. The agent gets a percentage of the rent for all their work I can’t remember how much but I think it was 3% plus they charge extra for drawing up rental agreements etc.

Obviously it is in the interests of the agent to charge the highest rent and they know the market but the landlord doesn’t have to agree.

They collect the rent, issue receipts, do inspections, notify late rent payments, deal with bonds , repairs etc I thought 3% was a good deal.

So did the agent probably, any good luddite will tell you, the service industry isn’t real work :icon_wink:
